The brief
MBSoy is the trading name of Module Building Solutions Oy, a limited company in Loviisa, Finland. The Finnish Trade Register lists it under business ID 3451408-5, entered on 31 May 2024, with construction of residential and non-residential buildings as its main line. The company calls itself "a Finnish architectural atelier", and our portfolio describes it as an atelier where innovation meets craftsmanship and sustainability becomes a new standard of comfort.
The product is the modular building. According to the company, its spaces leave certified factories ready to move in: frame, roof, windows, utilities, finishing, plumbing and built-in furniture are installed at the factory, a finished house takes about four months, and on-site installation takes two to five days. MBSoy works along four lines: a Residential Collection of standard designs, custom architectural design, architecture for developers and investors (offices, shopping centres, hotels, club residences, infrastructure), and architecture with social responsibility (healthcare, education, administrative and humanitarian buildings).
Before the current site, the company had a one-page site. Wayback Machine captures from September 2024 and March 2025 show a page titled "MBS" with four services, six featured projects and a "Ukraine2024" promo code for 20% off architectural design.
The new site carries much more: a catalogue, the technology behind the buildings, content for audiences from homeowners to investors, and a way to request a project. That matters in this category, because buyers of factory-built homes typically compare floor plans, energy performance, delivery time and the total turnkey price before they contact a supplier.
What we did
We developed the new mbsoy.fi, which runs on MODX Revolution. Our portfolio shows its four main templates: the home page "Spaces that inspire", the portfolio, the technology page and contacts.
A catalogue-led home page
The home page presents the four lines of work and a catalogue of 13 projects, each identified by a number code and tagged by building type. Visitors can save projects to Favourites and send an "Architectural request" form that attaches their chosen projects and a preferred language.
The technology page
The page sets out the company's specifications: 200 mm sandwich panels of Egger OSB with BASF Neopor graphite insulation on a glued laminated timber frame; ventilated façades in composite aluminium and thermo-ash; a PVC membrane roof rated to 500 kg/m²; and screw piles as the standard foundation. It also states ISO 9001:2015 quality management in production, a 20-year structural warranty, a service life of over 50 years and relocatable buildings.
Nine languages
English is the root version, with Finnish, Dutch, Ukrainian, Russian, Spanish, French, German and Portuguese alongside it, each with localised addresses such as /fi/salkku/ and /es/cartera/. The September 2025 Wayback capture already shows all nine.
Contacts and team
The contacts page gives the Loviisa address, an email and WhatsApp numbers in Finland and the Netherlands. A team section lists the board and two project coordinators.
Where it stands today
We checked mbsoy.fi on 14 September 2026. The site is live over HTTPS, hosted by the Finnish provider Zoner, and matches the 2025 screenshots in our portfolio. Wayback captures date the switch: the one-page site was online on 1 March 2025, and the current site appears on 6 September 2025 and again in January 2026. The footer reads "Copyright © 2025 Mbsoy"; the site carries no Marketing MIX credit.
The company's Trade Register entry remains active. PRH open data shows its VAT register and prepayment register entries ending on 31 August 2025, and finder.fi lists no filed financial statements.
Outside its own channels, the one listing we found is on iprefab.ai: MBS OY in Loviisa with the model MBS 072, 72 m², two rooms, one floor, priced at €144,541. We found no customer reviews.
What we would add now
Language signals for nine versions
The nine versions have no hreflang links and no canonical tags, so search engines can show the wrong language or treat versions as duplicates. The meta description is empty, the og:image path is relative, and robots.txt and sitemap.xml return the 404 page. See SEO services in Ottawa: technical and local SEO.
Product data buyers compare
Catalogue cards show a number code and a building type. Floor area, rooms, energy class and an indicative turnkey price on each card would answer a buyer's first questions; iprefab.ai already shows that data for MBS 072. Clean up template leftovers
The HTML source still carries commented-out template blocks: MODX menu parameters ("@INLINE", "tplInnerRow"), a "Privace & Policy" link, a Russian heading "Наши Проекты", a "current clients" counter, the subtitle "Interior Designer, Expert Architect" on the technology and contacts pages, and a form with the subjects "Subject 1–4". Visitors do not see them. Crawlers and AI systems read the source, though, and removing dead code also makes the pages lighter.
Proof for the claims
Completed installations, delivery photos, certificates as downloadable documents and client stories would back the statements about factory production, certification and the 20-year warranty.
Measurement and speed
We found no analytics or tag manager in the HTML. The home page loads 36 CSS and JavaScript files, including overlapping slider and lightbox libraries, plus 44 images, with HTML caching disabled. Analytics with request-form events and a lighter front end would show which languages and projects bring enquiries. See Corporate website development.
